What we chase

• Certificates of insurance (COI), with a heads-up 30 days before one expires
• W-9 received, yes or no
• License number and expiry date
• Lien waivers for each draw

How it works

• You give us your sub list (names and emails). We contact only the subs you give us.
• We send short, polite emails on your behalf, at most one every 3 days per sub and at most 4 requests per document.
• What subs send back goes into your folder. We track whether each document is in, not what it says.
• Every week you get one email showing who is done, who is missing something, and what expires soon.

What we don't do

• We don't give legal advice or lien-waiver advice. We check that a form is there, signed and current, nothing more.
• We don't store tax ID or Social Security numbers.
• We don't text your subs. Email only.
